Maintenance and Housing Laborer Reports To: Director of Plant Operations Job Overview: Performs minor repairs and upkeep to building, grounds, and employee housing units as needed according to ability.
Perform various routine maintenance tasks utilizing painting, electrical, plumbing, carpentry, and mechanical skills as is appropriate.
Maintains records of maintenance activities/preventative maintenance actions.
Supervisory Responsibilities: None Job Definition: Full Time Non-Exempt Duties/Responsibilities: · Perform minor carpentry repairs of limited difficulty to buildings and quarters.
Construct, install, repair, and replace such items as doors, shelves, supply racks, hardware, frame structures, windows, trim and cabinets.
· Perform minor plumbing repairs of limited difficulty such as tightening or replacing in-kind fittings and fixtures.
· Perform routine maintenance at different sites and visitor facilities, to include cleaning restrooms, and making minor repairs as needed.
· Maintain lawn, landscaping, building exteriors, snow, and ice removal.
· Collects and disposes of refuse.
· Documents work completed and in progress in accordance with departmental standards.
· Utilize a variety of materials, tools, and equipment associated with the repair and maintenance of structures and grounds.
· Performs installation, maintenance, troubleshooting and repair tasks throughout the medical center, including the trades of plumber, electrician, carpenter, and mechanic.
Assigned tasks are not as technical as major repairs and installations as required by an employee classified in an individual trade.
· Identifies and corrects unsafe work conditions and safety hazards.
· Assists in performance of preventative maintenance tasks.
· Monitor and prioritize work requests.
The following are the specific areas that will be performed: · Plumbing: Inspect, install, maintain, troubleshoot, and repair various plumbing devices.
Examples include but are not limited to pipe repair & flush meters.
Clearing drains and waste lines.
· Electrical: Inspect, install, maintain, troubleshoot, and repair several types of electromechanical devices.
Examples include but are not limited to; electrical motors, switches, light bulbs, ballasts, and wall receptables.
Use and interpret readings from various electrical measuring instruments such as multimeters.
· Carpentry: Inspect, install, maintain, troubleshoot, and repair various doors, door alignments and hardware (including closers), locking devices, wall hung fixtures, furniture, shelving, acoustical ceiling tiles, wall repair, floor coverings and other miscellaneous items necessary to maintain in the facility.
Incumbent may at times be required to fabricate from various wood, metal, plastic, and laminate products using tools commonly associated with the carpentry trade including but not limited to, tape measures, saws, grinders, and sanders.
· Mechanical: Inspect, install, maintain, troubleshoot, and repair several types of mechanical devices including but not limited to; appliances (ex.
Washers, dryers, stoves, etc.
) pumps, compressors, vacuum pumps, ventilation equipment, medical gas service outlets and various mechanical control devices.
· General Maintenance: Inspect, install, maintain, troubleshoot and repair the following items; filters and belts, floor tiles (vinyl and carpet), plastering, painting, chairs, desks, cabinets, bulletin boards, white boards, pictures, mirrors, clocks, casters on desks, chairs, carts, shelves, paper towel dispensers, soap dispensers, lotion dispensers, and sanitizer dispensers.
Required Skills/Abilities: · Maintenance staff must be available to work in inclement weather.
· Must be able to work on call, to ensure 24-hour coverage of department which will include nights, weekends, and holidays.
· Must be able to work overtime and shift work.
· Confidentiality must be always maintained.
· Valid drivers license to be able to operate facility vehicles.
· Required to travel for various work-related reasons.
· Knowledge of Equipment Assembly, Installation, Repair etc.
Education and Experience: · Must be at least 18 years old.
· High School graduate or equivalent.
· Experience in institutional and residential maintenance and carpentry preferred.
Physical Requirements: · Must be able to walk and/or stand for extended periods of time.
· Fifty pounds of force frequently, and/or more than twenty pounds of force constantly to move objects.
Prolonged periods of standing and walking required.
· Substantial movements of wrists, hands, or fingers.
· Corrected vision and hearing within normal range to observe and communicate.
· Must be able to work in various conditions, inside, outside, dirty, dusty, greasy, and inclement weather.
· Must be able to work in areas where there are potentially harmful physical or chemical agents.
· Ability to use and perform work from ladders, platforms, and scaffolding and in cramped or hard to reach areas.
